Two New Residential Ribbon Cuttings

Imagine walking out your front door and having access to top dining, nightlife, sports, arts, waterfronts, and entertainment within minutes – that’s the reality of life in downtown Cleveland, and one that over 21,000 residents (and counting) enjoy on a daily basis!
As a national leader in historic preservation and adaptive reuse (repurposing an existing building for a new and different use, such as an underutilized office building into apartments), downtown has anchored its success story of revitalization in residential growth. This renaissance is continuing as the availability of vacant buildings shrinks, and investment is further restitching our city center neighborhood through new, ground-up construction in place of underutilized or vacant land.
Recently, two of these newly built residences celebrated their grand openings: Ten60 Bolivar and The Collins at the Riverbend. Learn more about both transformative developments that are (re)building the urban core, boosting our city center neighborhood, and bringing new jobs, people, and investment downtown.
Ten60 Bolivar

Located in the shadow of Progressive Field and a short walk from the Playhouse Square chandelier, Ten60 Bolivar features 184 studio, one, and two bedroom suites, many with private balconies or terraces. Residents can enjoy a sun deck with a pool, lounge, fitness center, outdoor dog park, and bicycle storage. Ten60 Bolivar, co-developed by SomeraRoad and Leopardo Companies, was built atop an existing parking garage to maximize space and provide convenient resident parking, while also replacing an adjacent, underutilized one-story structure.

From unwelcoming pedestrian pass-through to inviting neighborhood corridor, Ten60 Bolivar is helping to restitch the connection between the Theater and Gateway Districts. New landscaping, planters, benches, and lighting enhance the pedestrian experience while beautifying the street. In addition, a future ground-floor commercial retail space will expand downtown’s business offerings while providing a new amenity and draw for the area.

Above all, the building reflects an exciting opportunity for hundreds of new downtown residents to enjoy the community, lifestyle, and experiences that city center living provide – all while transforming an underutilized block into a new place to call home.

The Collins at the Riverbend

The first phase of an entirely new urban core neighborhood on the outskirts of downtown, The Collins at the Riverbend is adding 316 apartment homes to formerly vacant industrial land on the Scranton Peninsula. Located on the banks of the Cuyahoga River and connected to the Towpath Trail and Cleveland Foundation Centennial Lake Link Trail, this new apartment community provides a quick walk, ride, or drive into the downtown core, Tremont, Ohio City, AsiaTown, and other nearby neighborhoods.
The development lot was an empty brownfield site for decades prior to construction. The state of Ohio’s brownfield program allowed the new residential community to go vertical and replace this large swatch of untapped land in a prime location.

With a mission to envision downtown as our region’s vibrant, welcoming city center that weaves districts and surrounding neighborhoods into a seamless urban fabric, Downtown Cleveland, Inc. commends investments like The Collins, developed by The NRP Group, for connecting the core with adjacent neighborhoods while adding new economic activity and housing opportunities.
Community amenities include courtyards, a pool, firepits, rooftop lounge, co-working spaces, dog park and pet spa, and fitness center. Residential options include traditional apartment units in various color schemes with balconies, along with townhome apartments featuring private entries and rooftop terraces.

This development strengthens downtown Cleveland as a desirable place to live, work, and visit, while reinforcing the importance of connecting the city center’s waterfronts. Transforming fallow riverfront land with an entirely new neighborhood, The Collins at the Riverbend is helping to shape the next era of downtown’s growth.
Across from The Collins, work is progressing on a separate phase of Scranton Peninsular redevelopment, with an additional 293-unit apartment community underway, Triton at The Flats. Triton is developed by Silver Hills, and will further expand this new urban neighborhood.
